Understanding the asset before committing to it

Most costly decisions in real estate are taken on incomplete information. A building is acquired before its defects are understood, a lease is signed before the shell is tested against the fit out it must accommodate, or a design is approved before anyone has established whether local supply can deliver it.

We provide the evidence base. Technical due diligence, condition surveys, measured surveys and reinstatement assessments establish the position as it stands. Design review against the governing standard, whether a brand manual, an employer’s requirements document or a lender’s technical conditions, establishes the gap between that position and the one required, read alongside local statutory code and market supply.

The output is a written position: what proceeds as designed, what must be achieved by another route, and what each option carries in cost and programme. Findings are prepared to RICS standards and structured so that they can be relied upon by a board, a lender or an investment committee.

Evidence that holds up under scrutiny

Advice is only useful if the parties relying on it can defend it. Our assessments state their basis, their assumptions and their limitations, so that a client, a funder and a counterparty are working from the same document rather than three readings of it.
